Complete Guide to 30×40 House Plans in India
8 min read · House planning
A 30×40 site is one of India’s most practical urban plots. Its 1,200 square feet can become a compact, comfortable family home when every dimension is planned before construction. The important starting point is not the plot area alone, but the legal envelope, daylight, circulation, and the way your family lives.
Start with the buildable envelope
For an illustrative residential layout, allow NBC-style setbacks of 1.5 m at the front and rear and 1.0 m on each side. Local development-control rules can be stricter or different, so confirm them with your municipal authority before finalising drawings.
| Constraint | Planning value |
|---|---|
| Plot | 30 ft × 40 ft = 1,200 sq ft |
| Front / rear setback | 1.5 m each |
| Side setbacks | 1.0 m each |
| Indicative footprint | about 26 ft × 30 ft = 780 sq ft |
That roughly 780 sq ft footprint is a useful G+1 planning target. With an FSI of 1.0, total permissible floor area is plot area × 1: 1,200 sq ft. Divide that allowance across floors—for example, around 600 sq ft on each of two levels. FSI, coverage, and counting rules vary by city, so this is a framework rather than a sanction drawing.
A layout that feels larger
Put the living and dining area near the entry and keep a clear route to the stair. A ground-floor kitchen beside dining avoids long service paths; a utility strip or rear wash area keeps the kitchen usable. A typical two-bedroom plan can place a master bedroom with an attached or nearby bath, a flexible second bedroom, a common bath, and compact storage beneath the stair.
- Keep furniture clearances in mind, not just room labels.
- Stack bathrooms and kitchen plumbing where possible.
- Use side setbacks for windows, ventilation and maintenance access.
- Reserve a future-friendly stair position even if building only one floor now.
Vastu without sacrificing function
Many families prefer an east, north, or north-east facing main entry; a south-east kitchen; and a south-west master bedroom. These are useful preferences to discuss early, but should work alongside sun, road approach, privacy and structural logic. Read our Vastu planning guide for practical room-position advice.
Budget the area you will actually build
In 2026, a broad construction allowance is ₹1,800–2,500 per sq ft for a standard-to-good finish, with land, approvals, compound works, loose furniture and premium upgrades often separate. Multiplying by the sanctioned built-up area gives a first budget, then a detailed BOQ makes it real. Our construction-cost breakdown explains the line items.
Make the first drawing do more
A good 30×40 plan anticipates parking, rainwater routing, shafts, wardrobe walls, structural columns and future expansion. It also respects setbacks, FSI and local approval conditions from day one—subjects covered in our NBC guide.
