House Construction Cost in India (2026): Complete Breakdown

9 min read · Construction budgeting

A realistic budget turns a house plan into a buildable project. In 2026, broad residential construction costs in India commonly range from ₹1,500 to ₹3,500 per sq ft, depending on city, structural complexity, contractor model and finish level. Premium façades, imported fittings, basements and difficult sites sit above that range.

Where the money goes

StageTypical share
Foundation12–15%
Structure25–30%
Brickwork & plaster15–18%
Electrical & plumbing8–12%
Flooring8–10%
Painting5–7%
Finishing & fixtures10–15%

These percentages overlap slightly because every project packages site work, wastage, overhead and taxes differently. A structural engineer’s foundation recommendation is especially important: soil and groundwater can change the first number dramatically.

Track volatile materials separately

Indicative 2026 market bands are steel at ₹55–65K per tonne, cement at ₹380–420 per bag, river sand at ₹55–75 per cubic foot, and crushed stone at ₹35–50 per cubic foot. Rates change by source, transport distance, season, GST treatment and local availability. Ask suppliers for date-stamped quotes and make clear whether unloading and delivery are included.

Labour is local

Metros generally carry higher mason, carpenter, electrician and finishing labour costs, while tier-2 cities may be lower but can face trade availability or transport premiums. Do not compare a labour-only quote with a material-and-labour quote. Check supervision, scaffolding, curing, shuttering reuse, safety and defect liability before choosing a contractor.

Four ways to prevent budget drift

  • Plan thoroughly upfront. Freeze room sizes, levels, elevations and service points before work begins.
  • Avoid mid-construction changes. Moving a bathroom or a beam after execution creates costly rework.
  • Use suitable local materials. Local stone, aggregates and standard-size products can reduce freight and waste.
  • Get a detailed BOQ. Item quantities, specifications and exclusions make competing quotes comparable.

Your floor area must be legal as well as affordable. Confirm setbacks, FSI and approvals before costing; our NBC guide explains why. If you are planning a compact site, see the 30×40 planning guide for an example of translating plot area into a viable layout.

Cost certainty starts with the plan

neevv generates a detailed BOQ with your house plan — so you know costs before you break ground. Use it to discuss specifications with your architect, engineer and contractor, then retain a sensible contingency for market movement and discoveries on site.
